Documents required for GST registration with a virtual office
A clear checklist of what you need to register for GST using a virtual office address — by entity type, plus the address documents that decide approval.
Most GST registration delays come down to one thing: the address documents. With a virtual office, getting these right the first time is what separates a smooth approval from a query or rejection. Here's the full checklist.
Identity & entity documents
Proprietorship
- PAN and Aadhaar of the proprietor
- Passport-size photograph
- Proof of business / bank account (cancelled cheque or bank statement)
Private Limited Company / LLP
- Company/LLP PAN and Certificate of Incorporation
- PAN, Aadhaar and photo of each director/partner
- Board Resolution or Authorisation Letter for the authorised signatory
- Digital Signature Certificate (DSC) of the authorised signatory
Partnership Firm
- Firm PAN and Partnership Deed
- PAN, Aadhaar and photo of partners
- Authorisation letter for the authorised signatory
The virtual office address documents (the deciding set)
These are issued by your virtual office provider and are what the GST officer scrutinises:
- No Objection Certificate (NOC) from the premises owner, permitting GST registration at the address — usually notarised.
- Rent / Lease Agreement in your business's name for the address.
- Recent Utility Bill (electricity or municipal) for the premises, typically within the last 2–3 months.
What to double-check before you submit
- Address typed in the form exactly matches the proof, including PIN code.
- Utility bill is recent and legible.
- NOC is signed (and notarised where required) and links the owner to the premises.
- DSC is registered and valid for companies and LLPs.

Frequently asked questions
Is a virtual office legal for GST registration?
Yes. Indian GST rules permit using a virtual office address for registration, provided the NOC, Rent Agreement and Utility Bill are genuine and verifiable and the provider supports physical verification.
Will there be a physical verification?
Sometimes — it varies by state and officer. A compliant provider keeps the premises and paperwork ready and represents you if a verification is raised.
What's the most common reason GST registration gets a query?
A mismatch between the address proof, the agreement and the details entered in the form, or an outdated/illegible utility bill.
